Do I need planning permission for a warm roof?

In most cases, no. Replacing a conservatory roof is usually classed as permitted development. There are some exceptions, such as listed buildings, conservation areas, or homes with an Article 4 direction.

Will it need building regulations approval?

Usually, yes. Unlike a standard conservatory, a solid warm roof becomes part of your home’s insulated structure, so it needs to meet Building Regulations.

Will a warm roof make the room dark?

Not if you don’t want it to. You can add roof lights or Velux windows to bring in as much natural light as you like.

Is a warm roof noisy when it rains?

No. A solid, insulated roof is far quieter than polycarbonate, so even heavy rain won’t disturb you.
